Our focus is on landlord-supplied equipment in both private rooms and shared spaces.
Due to the high-intensity use, more frequent testing is often required compared to a standard residential property.

|---|---|---|
| Communal Kitchen Appliances | Very high use, moisture | 6 months |

We work closely with the accommodation management team. Typically, we are provided with master keys and a schedule, allowing our DBS-checked engineers to access rooms efficiently and systematically, often during holiday periods when occupancy is lower.
No, you are only responsible for the equipment you provide. However, we recommend you encourage students to check their own items for damage and provide them with electrical safety guidance as part of their induction.
Yes. Most local authorities require evidence of electrical safety for HMO licensing, and a valid PAT testing certificate for all landlord-supplied equipment is a key part of this.

* The invoiced number of appliances will be the number of appliances actually tested or inspected by the engineers. The actual number tested/inspected may be more or less than the quoted number either way the invoice will reflect this. If the actual number falls into a different price bracket as stated on our website the price per appliance and attendance fee charges for that price bracket will automatically be applied to the invoice.
** While performing testing our engineers will perform minor remedials to failed equipment if possible to ensure any disruptions to the business are minimised. Any minor appliance rewires and replacement of damaged plugs will be rectified and applied to the invoice. Any more extensive repairable issues will be reported to the responsible persons of the business and repair price agreed before a repair takes place. If an appliance is unrepairable on site it will be taken out of service.
