PAT Testing for Managed Commercial Properties

Bring shared areas, tenant access and equipment records into one agreed testing plan. AiO Pro supports property and facilities managers arranging appliance testing across commercial buildings and business estates.

Make it clear what the visit covers

In a managed building, equipment may belong to the landlord, a tenant or an external contractor. An appliance count alone does not tell us which areas you can authorise us to access or whose equipment is included.

Before booking, list the buildings and areas in scope, who controls access and which equipment each party has agreed to include. Keep tenant-owned equipment separate unless its inclusion has been arranged.

Typical areas to consider

  • Shared reception and offices: monitors, printers, power supplies and other accessible plug-in equipment.
  • Communal kitchens and staff rooms: kettles, microwaves and agreed plug-in appliances.
  • Cleaning and maintenance stores: vacuum cleaners, portable tools, chargers and extension leads.
  • Tenant spaces: only the rooms and equipment included in the agreed scope.

Flag plant, fixed appliances, industrial plugs and equipment that cannot be switched off. Specialist work needs a separate scope review; it is not automatically included in a standard PAT quote.

One building or a wider estate?

For several properties, send an address list with estimated quantities, access contacts and preferred dates for each site. If you need testing for a straightforward single workplace, our main PAT testing service explains the usual visit.

Give each visit a clear brief

  1. Scope: the buildings, shared areas and tenant equipment to include.
  2. Access: who holds keys, provides escorts and coordinates occupants.
  3. Interruptions: equipment that needs an agreed shutdown or restricted time slot.
  4. Records: the building, floor and room names you want used to identify locations.
  5. Follow-up: the person who will receive results and arrange action on failed equipment.

Tell us about existing asset numbers or reporting requirements before booking so we can confirm what can be accommodated.

Use our pre-visit checklist to brief your site contacts.

Managed-property questions

Help with shared spaces, access and reporting.

Let’s plan your property testing

Share the buildings, areas and equipment you need covered for a tailored quote.

Only if that has been agreed. Confirm the equipment owner, authorisation and access for each area when requesting the quote. Shared-area testing does not automatically cover appliances behind every tenant’s door.

Send the site addresses, estimated appliance quantities and access requirements for a tailored proposal. Visits and reporting arrangements will be agreed before booking, including any industrial equipment or London attendance supplements.

Tell us about restricted areas and equipment in use before the visit. If an item cannot be accessed or tested, it must not be treated as a pass. Agree how exceptions and any further visit will be handled.

Itemised results help identify tested equipment, its recorded location and the outcome. Keep these alongside records of repairs, replacements and actions on failures. Our reporting guide explains how to use them.

This page is for managers arranging testing for their own buildings or estate. If you are delivering an electrical or facilities contract for another client and need a testing partner, see our subcontract PAT testing service.
