Use the inventory to list landlord-supplied equipment, then check what is actually at the property. Include accessible plug-connected kitchen appliances, lamps, vacuum cleaners, heaters and extension leads where these form part of the agreed scope.
List the property address and room against each group of items. Each detachable mains lead needs a separate test and counts separately. Our appliance counting guide explains how to estimate the total.
Agree who can authorise disconnection and who receives the results. Tell us about integrated appliances, inaccessible plugs or hard-wired equipment before booking.
For private rentals in England, landlords must ensure the appliances they supply are safe. PAT testing can support this responsibility, but there is no universal annual PAT-testing rule for every private rental. Check the property’s licence conditions and any other applicable requirements.
The rules differ for social housing: current English regulations include specific checks and records for landlord-supplied electrical equipment. Different rules also apply elsewhere in the UK. Use the current government guidance to confirm which requirements apply to your tenancy.
PAT results concern the equipment in the agreed scope. They do not replace the separate inspection of a property’s fixed electrical installation.
Keep the results alongside your appliance inventory. Record what was tested, what was unavailable and what action was taken on failures. Arrange for unsafe equipment to be taken out of use, and agree any repair or replacement before it is returned to service.

The usual booked scope is the equipment the landlord supplies. If you want tenant-owned items included, agree this with the occupier and AiO before the visit. Keep ownership clear in the equipment list and manage any reported safety concerns through your property procedures.
There is no single interval for every private rental in England. Consider the equipment, its use and condition, previous results and any licence conditions. Social housing has separate statutory requirements, so confirm the applicable regime before setting your schedule.
Send the address list, approximate counts and access windows. We will discuss a tailored quote and visit plan. Do not assume the single-site minimum automatically covers several addresses.
Repairs are not included free in the standard appliance-testing price. The current charges are £4.50 for a minor appliance rewire and £4.50 for a plug replacement, excluding VAT. More extensive repairs need a separately agreed price.

** While performing testing our engineers will perform minor remedials to failed equipment if possible to ensure any disruptions to the business are minimised. Any minor appliance rewires and replacement of damaged plugs will be rectified and applied to the invoice. Any more extensive repairable issues will be reported to the responsible persons of the business and repair price agreed before a repair takes place. If an appliance is unrepairable on site it will be taken out of service.
